SHELL CONDITIONS:

Electrical power distribution; 208/120 volt and 480/277 volt power panels (fused to current building code) connected to building power.
Ceiling grid installed to 4x4 with balance of grid stacked and ceiling tiles stacked in the premises.
Parabolic light fixtures (or equivalent), stocked on the floor, at a ratio of 1:100 of rentable square feet.
Installed HVAC distribution system with primary ductwork throughout the premises. Exterior zone vav boxes with secondary ductwork and diffusers are installed; interior zone vav boxes are provided with secondary ductwork and diffusers to be provided from tenant finish allowance.
Separate electrical and telephone rooms on each floor.
Potable water connections available at tenant wetstacks (2 per floor).

ELECTRIC:

City of Austin.
277/480 volt, 3 phase, 4 wire, 5000 amp service.
2 watts per square foot of 277 V for tenant lighting and 5 watts per square foot of 120 V for tenant power (base building standard).

FLOOR LOADING AND STRUCTURAL FEATURES:

Increase floor loading capacity in the center bay of the building allows for file rooms, etc.

HVAC:

Vertical self-contained water-cooled air handlers with a 400 T ground mounted cooling tower and condenser water piping system serving the air handlers.
Variable air volume system offering 35 (average) separately controlled climate/comfort zones per floor.
Two variable air volume central station air handling units per floor.
Direct Digital Controls (DDC) energy management system allows morning warm up, evening cool down, night set back and optimum start and stop.
Perimeter Fan Powered VAV Boxes with electric reheat.
After-hours operation of HVAC by half floor (arrange with on-site management).
Two roof mounted ventilation fans provide outside air in compliance with City of Austin requirements for indoor air quality.
Low emmisivity 1" insulated pane glazing.

FIBER OPTIC CAPABILITY:

Telephone service from Southwestern Bell.
Redundant/Dual Feed -Southwestern Bell.
Conduit available into building for fiber optics.

ELEVATORS:

Three Dover 3,500 lb. Traction passenger elevators rated at 350 feet per minute.
Enhanced passenger cab finishes with 9' cabs.
One cab designed for card access to secure selected floors.

SECURITY FEATURES:

Card-key systems throughout for entry into building.
One elevator cab is designed for card-key interlock in order to provide additional access control to the other floors.
Card-key access control system can be expanded to other elevator cabs and to permit access control to stairwells or individual offices.
Metal halide parking lot/garage lighting providing an average of 1 footcandle.

LIFE SAFETY SYSTEMS

Automatic fire sprinkler system.
Fire alarm system including smoke detectors and sprinkler system flow switches.
Stand-by battery pack powered lighting.

Structural system is a concrete pan slab system.
Exterior walls of Austin limestone veneer, gray/green vision glass, neutral painted aluminum mullions on the exterior with clear anodized aluminum inside.
Vision glass is gray/green low "E" insulated glass.
